Keeping Up With Your HVAC System To Avoid Major Water Damage
Summer is in full force here in Los Angeles County. To keep our houses cool, many of us utilize air conditioners. Air conditioners use a cold evaporator coil to cool the air down. When warm air comes in contact with this coil, moisture is removed from the air. That moisture collected by the evaporator coil is sent outside of your home, allowing air to cool inside the unit that it pushes back out into your home. This moisture can build up inside your HVAC system, and can cause major water damage inside your home. Some common causes of water leaks from cooling systems are a clogged drain, frozen evaporator coils, and pipes that are not connected properly. This makes keeping up on routine maintenance important to prevent leaks and water damage from occurring, and here are some good places to start:
- Change the HVAC filter regularly to prevent the unit from having to work harder than necessary. When the filter gets too dirty, the system requires more energy to pull air in, which can cause the evaporating coils to freeze and then defrost, leading to leaking water inside your home. You should change the filter at least every 3 months, but during those summer months when it is working daily it is good practice to change it every month.
- Check your condensation drain lain regularly. You should see water flowing to the drain without obstruction. You can flush the drain once or twice a year with an algaecide to prevent mold or algae from forming inside. If you notice a clog, get it removed and resolved quickly. Check connections on the drain line to be sure that it is tight and there are no leaks.
- Have your HVAC system inspected by a professional at least once a year. These systems are complicated and can be difficult to navigate without the proper training and experience. Hiring a professional will ensure that no damage is imposed on your HVAC system by you not knowing what you are doing. Professionals can inspect and fix problems related to all components of the HVAC system, including the ones that could cause leaks. Ductwork, furnace flames, grills, registers, AC compressors, and thermostats are all important components of the HVAC system, and require special need and attention to keep your cooling system functioning and performing optimally.
